Rather than charging a percentage of your monthly rent, Blue Sapphire Homes keeps management costs simple with a flat management fee of $215 per month, regardless of the monthly rent.

No management fee applies while your property is vacant.


No Maintenance Markups


We believe maintenance decisions should be based on what's best for your property—not on generating additional fees. Blue Sapphire Homes does not add a percentage or markup to vendor maintenance invoices.


Procuring a Tenant for Your Investment


Finding the right tenant is one of the most important parts of protecting your investment. Our tenant-placement service includes:

  • Professional Marketing: High-quality photography and video, with your property marketed across 40+ rental and real estate websites.
  • In-Person Property Showings — No Self-Showings: Prospective tenants are personally accompanied during property showings. We do not provide prospective tenants with unattended access to your property.
  • Comprehensive Tenant Screening: Credit, income, rental history, and other applicable background and qualification verification.
  • Owner Approval: Property owners retain final approval of the tenant selected for their property, subject to applicable fair housing and other legal requirements.
  • Lease Preparation: Preparation of the necessary documentation for the approved tenant to occupy the property.
  • Detailed Move-In Inspection: A comprehensive condition report with extensive photographs and video documenting the property before tenant occupancy.
